CASE STUDY: WalkerCHALLENGE Walker relocated to 47,000 square feet in a four story office building. They occupied a full floor on the fourth floor and approximately half of the third floor. The project included developing the project scope including space programming, space planning and design, construction administration, furniture acquisition and disposition, audio visual, technology and the physical move. We consider this a "full service" project! SOLUTION We determined the program and detailed Walker requirements working with Walker designated internal team members. After evaluating all scope and details, a preliminary budget was created. As the project evolved we obtained detailed competitive bids for design/architectural services, furniture, audio video, all technology components including cabling, UPS, fire suppression, cooling, and phone system, and the physical relocation. Critical steps to Walker"s successful project transition: - Create project workflow chart.
- Determine Client space requirements.
- Interview Client personnel to determine headcount, office standards, departmental adjacencies, and workflow.
- Create design, value engineering , cost standards.
- Develop standards for furniture, fixtures, and equipment and evaluate bulk purchase discounts and lead times.
- Design a project and construction plan defining timelines, communication, and step by step checklist of tasks to accomplish.
- Create and track budget
- Designed and managed the physical move. Created move standards that outlined all the critical efforts in the relocation and assigned responsibilities for each task.
Strategic Implementation: - Created cross functional project team
- Broker Client
- Vendors Contractor
- Architect Landlord
- Development and adherence to a project transition budget plan and timetable.
- RPM Team collaboration with the Walker Team to analyze current and projected space requirement.
- Project design, value engineering and cost standards.
- Inventory existing furniture, create standards and competitive bid package for new furniture to obtain best possible cost value.
- Move standards and sourcing: Created requirements and schedule for the complete relocation of all furniture, fixtures, content and operational equipment.
RPM\s project transition control and attention to detail implementation allowed for the completion of all objectives to be accomplished on time and on budget. |
